Kerb Appeal

The first thing a buyer will see is the outside of your home and they may even just drive by before they actually book a viewing.  First impressions last and it is a good idea to ensure the exterior looks well. Ensure anything that looks tired is given a lick of paint, the gate fixed and garden plants tidied. Also have any bins out of sight too.

Spruce Up and De-clutter

Making your house attractive to a potential buyer doesn't mean a complete overall of the house but you should freshen up rooms with a neutral lick of paint. Make sure your rooms are clutter free and adding some vases of flowers can really brighten up rooms. A kitchen is a really good selling point so make sure worktops are clutter free and it smells clean and fresh. If you have a pet especially a dog it would be a good idea that is looked after during viewings as some prospective buyers may be afaid or allergic.

Define Each Room

Make sure it is clear what each room is for eg. if a dining room is full of work papers or exercise equipment make sure it is cleared out and returned to its original purpose. It is also important to de personalise so taking kids posters down in bedrooms will help the prospective buyer see the potential and where they would put their own items.

Stay Out of The Way

It is best to let the Estate Agent do the viewings as viewers can feel uncomfortable with the owner around. If you would prefer to be there also try to stay out of the way but be ready to answer any questions at the end.

Make the Most of Outdoor Space

Gardens or any outdoor space are a great selling point and you may need to budget for a gardener to do some work. This can make all the difference no matter what outdoor space there is and even just cutting the grass can help.

Choose the Right Buyer

If you are lucky to get more than one person interested then you may want to consider who is best to purchase the property. It is probably better to go for someone who is chain free or has already sold their home and in rented accommodation. Other factors to take into consideration would be how quickly you need to sell and wether you have found somewhere yet.
